Does getting pre-qualified hurt my credit score?

No. Our initial pre-qualification uses a soft credit inquiry, which has zero impact on your score. A hard pull only happens once you're comfortable moving into a full application, and even then it's a single event most credit models treat as neutral within 45 days of shopping.

What's the difference between a broker and a bank?

A bank sells you their own loan products. A broker like Xanadu shops many wholesale lenders on your behalf, so you get access to more programs and can more easily find pricing that fits your file. You still close with a bank — we just help you pick the right one.

How much do I need for a down payment?

It depends on program. VA and USDA can be 0% down for eligible borrowers, FHA is 3.5%, and conventional can go as low as 3% for qualifying first-time buyers. Jumbo loans typically want at least 10%.

How long does closing usually take?

Most Texas purchase loans close in 18 to 30 days from a fully executed contract. Refinances typically take 21 to 35 days depending on appraisal turn times.

Do you charge origination or broker fees?

Fees vary by lender and program. In many cases the lender compensates the brokerage directly at no cost to you. We always share the full Loan Estimate before you sign anything.

Can I qualify if I'm self-employed?

Absolutely. We regularly close bank-statement, 1099 and asset-based programs designed for business owners, contractors and gig-economy earners who don't show full income on tax returns.

What credit score do I need?

FHA can go as low as a 580 FICO. Conventional typically starts around 620. VA is flexible. We can also walk you through a short credit-prep plan if you need to add a few points before applying.

Do you serve areas outside Chambers County?

Yes. We're licensed to broker mortgages across the state of Texas and regularly close loans from Houston, Beaumont, Galveston, Austin and San Antonio.
